“Any development takes place due to these three reasons; job opportunities, amenities and connectivity. It is due to these reasons that developers and residents are showing interest in and around villages of this area. It is known fact that 85 per cent of the IT industry evolved in Gachibowli and in surrounding areas (Cyberabad). Most of the industries like hospitality, entertainment and media are located in this side of the City. It is almost impossible for anyone to live in the other side of the City and travel to these areas with the traffic, congestion and pollution. It is connectivity without traffic and definite time for travel to Hitec City and Gachibowli that gives an edge to Shankarpalli belt over other areas,” says G Hari Babu, chairman, Lahari Group.
Venugopal Reddy of Subishi Developers says, “Proximity and affordability sets Shankarpalli road belt ahead of the other areas near Gachibowli. The prices in areas like Nanakramguda, Narsingi and Kokapet, which are at proximity to Gachibowli, have reached sky-high. It is the affordability, along with closeness to Gachibowli, that is driving upper middle class and above to buy villas in these areas. In addition, the 10 km area from Kokapet to Mokila is considered as green belt and no construction is allowed even in the future, which guarantees greenery forever around these villages.”
Talking about the land and building prices in these villages, Hari Babu says, “The land price (plot) starts from `5,000 per sq yard in Shankarpalli and gradually increases along the villages to `50,000 per sq yard in Cyberabad. Whereas the villa prices start at `2,500 per sft and can go up to `12,500 per sft nearing to Gachibowli in this 20 km stretch. An independent villa may cost from `55 lakh to `1.5 crore for an area of 2,200-2,500 sft.”
“HMDA has earmarked land to develop new railway station terminals at Edulanagualpalli and Shankarpalli. This will help residents in nearby localities to board trains in these areas for many Cities rather than going all the way to Secunderabad and Nampally,” says M Srinivasa Rao, managing partner, Reliance Builders.
Many villas in the locality have manjeera connectivity for drinking water as the water pipe line passes from the proximity of villages.

However, residents should visit Gachibowli for super speciality medical services and for major shopping and entertainment. Subishi Developers’ 1 lakh sft Town Centre, which is set to be opened by next year end, is to provide shopping and bank facilities to residents in Mokila.
